Riihimäki is increasing the prices of plots by ten percent
The city of Riihimäki will increase the sale prices of plots by ten percent from the beginning of 2025. The decision raises the prices of all plots, from residential plots to business plots. The City Council decided on the matter at its meeting on Monday, August 12, 2024. The increases in land prices are part of the Riihimäki city's stable economy program.
The city's current residential plot prices are based on the regional pricing model approved by the city council in 2020. In the model, plot prices are based on zones. Currently, the zone prices for detached house plots are 29–50 euros per square meter. After the increase, the prices are 31,90–55 euros per square meter. Zone prices are increased or decreased according to the properties of the plot.
When pricing business plots, the city uses consultant estimates to determine the market value of the plot.
The price increase affects not only residential and commercial plots, but also the redemption prices of rental plots. The decision does not affect the plot rent. The current tenants have six months to notify of their desire to redeem the rental plot for their own at the current price. At the end of the six-month period, redemptions are carried out at an increased price.
In September, the city will send a letter to all current renters of the plot informing them of the increase and the possibility of redemption with deadlines. The six-month period for current plot tenants starts on October 1, 2024 and ends on March 31, 2025. If the person who rented the plot does not want to redeem their rented plot, they do not have to do anything.
