No fewer than 107 new owner-occupied and rental apartments are currently being built in Riihimäki. The situation is exceptional, as fewer apartments are being built nationwide than in decades. The first apartments will be completed during the end of the year and the last ones next autumn.

“The construction boom speaks volumes about the excitement of activity and the fact that Riihimäki is currently an interesting city from the perspective of developers, residents and housing investors,” says Anna-Riitta Kujala, Director of Vitality.

In December 2025, the city-owned rental housing company Riihimäen Kotikulma Oy will complete 52 rental apartments on Hämeenkatu and Junailijankatu. By autumn 2026, two more apartment buildings will be built in the city. TA Group will build 36 rental apartments on Paloheimonkatu and Varte Lahti Oy will build 19 owner-occupied apartments on Keskuskatu.

The smallest apartments being completed in Riihimäki are 31 square meter studios. The largest, 85 square meter apartments, have five rooms. All of the apartments being built are less than a kilometer from the train station. The services of the city center are accessible by walking and cycling.

"Currently, a wide variety of different apartments are being built in the city for different needs. There are both rental and owner-occupied apartments, and apartments ranging from studios to five-room apartments. I believe that Riihimäki will find a home for a wide range of budgets and housing needs," says project manager Riikka Uusikulku.

Riihimäki is also an interesting destination for property investors. This year, the city of Riihimäki has risen to 11th place in the Finnish Landlords' Survey of Property Investors. in the city ranking study.

The city is building a new residential area

The riverbed of the Vantaanjoki River has been moved to the center of the future Jokikylä residential area. The residential area is expected to be completed in the late 2030s and will accommodate 750 new residents.

Riihimäki is currently creating opportunities for abundant housing construction in the future. A high-quality, comfortable and visually interesting area will be created in Jokikylä near the railway station. The Vantaa River flowing through the middle of the area and the public park area with playgrounds forming around the riverbed play a central role in the new residential area.

Jokikylä's streets, walking and cycling routes, parks and stormwater structures will be completed by the end of next year. After this, plots for apartment buildings and terraced houses in Jokikylä will be sold and rented to construction companies. Housing construction in Jokikylä can begin in 2027 at the earliest. Housing construction in the area will begin at the end of the area near the Travel Center (Matkakeskus). Jokikylä has plots for several years' needs.

In addition to Jokikylä, the city has several plots of land ready for construction. For example, the Peukaloinen local plan allows for the construction of three apartment buildings near the Veturitalli station area.

"The city needs homes of different sizes and types: young people and students need first homes, families need homes that suit their own life situation, and the elderly need accessible, elevator-equipped, and age-friendly apartments. Smaller apartments are also of interest, as living alone is becoming more common," says Uusikulku.

HAMK revitalizes the station area

In addition to housing construction, other construction is also taking place in the city. The campus of Häme University of Applied Sciences (HAMK) will move to the station area to the Matkakeskus (Travel Center) property during 2027.

The Liikerata, so-called low part, of the Matkakeskus (Travel Center) will in the future house modern facilities that support design-oriented learning for the university of applied sciences' growing student population. Currently, there are approximately 1600 students on the campus. HAMK's goal is to increase the number to approximately 2000 students.

"In addition to the fact that all construction projects significantly increase activity in the city, they also shape the cityscape. The station area is one of the most important urban development areas in Riihimäki, for which several years of preparatory planning have been carried out and now the projects are starting to appear in the cityscape. The station area projects enliven the entire city center area," says Vitality Director Kujala.

Construction projects in brief

Below is a description of each of the three residential construction projects currently underway in the center of Riihimäki.

Riihimäen Kotikulma Oy, rental apartments

  • The company is building two apartment buildings. One is located at Junailijankatu 11 and the other at Hämeenkatu 20. The common name of the property is Junailijankulma.
  • The buildings have a total of 52 rental apartments. You can move into the apartments from December 1, 2025.
  • 38 apartments will be completed on Junailijakatu. The eight-story building will also have a sauna section and common areas. The apartment sizes range from 32,5 square meters to 64 square meters.
