Oma Häme and the City of Riihimäki signed a real estate agreement
On Tuesday, September 30, 2025, Oma Häme and the City of Riihimäki signed an agreement on a real estate arrangement, in which the parties will transfer the properties they own to each other and update the rental and ownership relationships.
As a result of the arrangement, the welfare area handed over the Riihimäki Hospital plot to the City of Riihimäki, but retained ownership of the buildings on the plot and will continue to lease the plot from the city. Correspondingly, the City of Riihimäki sold the Riihikodi building and the Riihimäki fire station to the welfare area. The welfare area paid the city a down payment of approximately 1,5 million euros in connection with the transaction. The price is based on market analyses conducted by external experts.
The arrangement clarifies the property ownership of both parties and supports the strategic goals of both parties. The welfare area can focus on owning and developing the properties necessary for its operations and at the same time lighten its administrative and financial burden. For the city of Riihimäki, the arrangement means a reduction in the risks related to social and health care properties and the opportunity to develop the areas in the longer term.
The arrangement has previously been approved by the regional council and the institutions of the city of Riihimäki. The agreement could be signed now that the Government approved an amendment to Oma Häme's borrowing authority on 25 September 2025.
Key targets in terms of the service network and city strategy
Riihikoti and Riihimäki fire station are key sites in Riihimäki for the welfare area's service network. Their transfer to the welfare area's ownership supports long-term service planning and investment management. The transfer of the hospital plot to the city, in turn, enables the area to be planned and developed in accordance with the city strategy.
After the arrangement, the welfare area will continue to lease the Riihikodi and fire station plots from the city. The city still owns the plots, but risk management and property maintenance and demolition responsibilities have been transferred to the welfare area. The city will generate approximately 350,000 euros in annual income from rents and property taxes. In addition, the city group's loan portfolio decreased by approximately three million euros when the fire station company's loan was transferred to the welfare area.
The arrangement is also financially profitable for the welfare area. The sale of the hospital plot brought a one-time capital gain, and overall the arrangement's impact on the results over a ten-year period is positive, estimated at 7–10 million euros. The investment needs of the Riihikodi property have also been taken into account in the calculations, and it does not weaken overall profitability.
