Koivistonmäki, Hämeenkatu 20 – Junailijankatu 11

Station plan change

The aim of the site plan change is to use the plot more efficiently than the current site plan. In the plan proposal, the purpose of use of the plot remains as a block area of residential, commercial and office buildings. The building right for the plot increases to 1 sq.m. In the reference plan, a 170-7-story residential apartment building is presented on the Junailijanjakatu side, and a 8-story residential apartment building on the Hämeenkatu side, with retail space also located on the street level. The goal is the high-quality implementation of the plot and the adaptation of the construction to its surroundings.

  • The site plan change has been made at the landowner's request. The site plan work is done as a consultant under the guidance and supervision of the city of Riihimäki. The applicant is responsible for all the costs of preparing the site plan and the costs incurred by the city. In connection with the change in the site plan, a land use agreement is made before the plan is approved.

The approximately 1 m² plot is owned by Riihimäki Kotikulma Oy. The area to be zoned is located in a central location, along Hämeenkatu, and is part of the dense downtown structure. The plot between Hämeenkatu and Junailijankatu is currently undeveloped.

The aim of the site plan change is to use the plot more efficiently than the current site plan. The change in the station plan responds to residential construction that enables population growth near the train station and downtown services. The population growth brought about by the plan change supports the preservation and development of downtown services. The project contributes to the goals of downtown development, which is one of the flagship projects of the Riihimäki strategy.
